This generation of buyers doesn’t want to have to do any fixing up. They also don’t want to look like they’re moving into their grandparents’ house, even though most of the homes they end up buying are older homes. To sell to today’s buyers, for the most part, you will need your home to be fresh looking. Modern staging is crucial. They are not the least bit impressed with old staging techniques. Thankfully, you will be able to find ample professional home stagers from this generation of buyers that can tell you what the latest generation of homebuyers wants. You’d be wise to take their word for it.
This advice might include bringing in all new, rented dining room furniture. Sometimes, it’s just swapping out older fixtures for newer ones. Whatever it is that needs to be done to make your home appeal to today’s buyers will be worth it though. Properly staged homes sell faster and sell for more. Even as long as five years ago, this group of homebuyers represented for over a third of the market.
In general, today’s buyers want clean-lined furniture. They prefer homes with much less clutter, so pack up your knick-knacks and family photos. They prefer light colored walls and dark flooring. Heavy drapes that block the sun might have served you well, but they will not impress this generation. Put in window blinds instead. But don’t just install cheap window blinds. They’ll see right through that and they also are safety conscious so old-school window blinds just scream strangulation risks for their kiddos or pets. You can find window blinds that actually automatically adjust to the sun. This type of technology is spot on for impressing today’s buyers.
Unless your original light fixtures look as though they have an Instagrammable artistic flair that works nicely with the modern look elsewhere, replace your fixtures. Get rid of that shag carpet. Consider luxury vinyl plank flooring or a modern carpet. While it might seem like a piece of cake to just give them a carpet allowance, this is not something they are looking for. Both partners work full time and they just don’t want the hassle of having to meet with a carpet installer and arrange for new carpet installation for the most part.
Another huge issue that turns off today’s buyers from a home is a wall of mirrors. This is not impressive to them. Nor are closet doors made of mirrors. Get rid of them! These scream 1980s! You’d be better off with a home that looks like it’s from the 50s than a home that looks like it’s from the 80s.
